Mortgage Brokerage Owner and Operator Sentenced in Connection with Mortgage Fraud Scheme

Gohar J. Mirza, 29, Annandale, Virginia, was sentenced to 63 months in prison, followed by a term of three years supervised release, and ordered to pay more than $3,000,000 in restitution. Mirza pled guilty on September 23, 2008 to conspiring to commit mail and wire fraud in connection with a mortgage fraud scheme.

According to court documents, Mirza was an owner and operator of E-Star Lending, Inc., a mortgage brokerage company located in Burke and Annandale, Virginia. From approximately April 2005 through July 2008, Mirza and his co-conspirators profited by selling residential real estate in the Northern Virginia area to individuals referred to as straw buyers. Mirza and his co-conspirators, through E-Star, helped the straw buyers obtain 100% mortgage financing to purchase the properties by producing fraudulent loan applications which included materially false statements about the buyers' employment, income, and other factors that lenders look at in deciding whether or not to make a loan. The straw buyers frequently defaulted on these mortgages, causing millions of dollars in losses to banks and commercial lenders.

Separately, on October 15, 2008, Walter F. Contreras, a loan officer for E-Star Lending, pleaded guilty before United States District Judge T.S. Ellis, III, to conspiracy to commit mail and wire fraud. According to court documents, Contreras recruited straw buyers to the scheme and caused fraudulent mortgage applications to be prepared in their names. Contreras's sentencing hearing is scheduled for January 23, 2009.

These cases are being investigated by the U.S. Postal Inspection Service and the Federal Bureau of Investigation. Assistant United States Attorney Edmund P. Power is prosecuting the cases on behalf of the United States.

    I am appaled by your remarks. I thank God - that is only your opinion, but how damaging it is. I can see that your Mother did not teach you to live by the golden rule - "do unto others as you would like to be done unto you", and also, "if you cannot say something nice or good for someone - you don't say anything."
    Champions Mortgage is not owned by the Feda's. The slaunder you have started could get you in a law suit by the present owner. I strongly suggest that you retract your comments and write an apology. You need to be careful what you put in writing.
    During the chaos of the mortgage industry - all of the bad apples have been investigated and the appropriate corrective actions have been done by all federal agencies. The article talked about only mentiones that the Feda's were the owners of American Affordable Homes. How being owners of a company makes you guilty of wrong doing?
    Also, I do not understand how these comments went from Mirza to the Feda's.
    Also, Christine - you do not say where you are from and what kind of business you are working in. I am very proud to be a loan officer working with Champions Mortgage. I have been in the business for over 24 years and have seen the Feda's help people more often than not.
    DEFINATELY - NO SHAME IN THE TRUTH!!!

    Azim Feda & Paula Feda are not people anyone should work with or expect any professional care or courtesy from. They are knowledgeable in only the area of making money and cannot explain even one other aspect of the loan/mortgage process to even their customers. We have several clients who feel they are being dragged along blindly without any education or explanation along the way, even upon request for help. Moreover, Paula and her staff's attitudes are on the negative and defensive - very very clear signs of issues within. They have clients sign releases and make uneducated moves for them. This is an issue of the past as well as now under Champions Mortgage in Fairfax, VA.

    That is easy to lose control just because of writing. But I've go a remedy for such situations. I use purchasing essay options and just don't worry just because I know that I can get good results surely. Hence, there is no way for hesitation!

    A lot of a holes in this mortgage business. Another one who should be investigated is Azim Feda, owner of American Affordable Homes and his wife, Paula Feda, whom everyone knows, tempers w/ paperwork to get people approved for mortgages, including FHA lonas... see FBI Probe info from some time ago at http://realestaterecord.blogspot.com/2007/12/zak-ahmadzada-khalid-mirza-et-al.html - BTW, the Fedas know the Mirzas well...
